Home Information Packs (HIP’s) are being phased in by the government and will be required before putting your property up for sale..

The HIP currently includes the following:
• Energy Performance Certificate
• Home Information Pack index
• Sale statement
• Evidence of title (deeds or Land Registry search)
• Local and drainage-&-water searches
• Additional information for leasehold and common hold sales, where appropriate.

The pack can optionally include the following:
• Home Condition Report
• Home use/contents forms
• Legal summary
• Other searches

The Energy Performance Certificate (EPC) is required by recent legislation from the EU directive and can only be provided by a qualified Domestic Energy Assessor or Home Inspector. The rest of the HIP will be provided by your solicitor, estate agent or HIP provider.

The Energy Assessor will require you to complete a simple questionnaire about your property which you will receive in advance of the inspection and can be left for the assessor or completed on the day. A copy of this questionnaire can be downloaded here or from our links/downloads page .

Your survey will be booked on the same day that we receive your instructions and your
Energy Performance Certificate produced within 24 hours of your inspection.
