Energy Performance Certificates
The level of CO2 into the atmosphere is one of the main causes of climate change and up to a third of the CO2 emissions are generated by UK domestic homes, improving energy efficiency of our homes not only saves money but also reduces harmful emissions.
The EU Directive 2002/91/EC on the Energy Performance of Buildings ensures that building standards across Europe place a high emphasis on minimizing energy consumption.
The Directive requires that when a building is constructed, sold or rented out, an Energy Performance Certificate (EPC) must be made available to the owner or by the owner to prospective purchasers or tenants.
Energy Performance Certificates have been introduced due to our government's commitment to reducing CO2 emissions into the atmosphere by 60% in 2050.
The EPC is simple to understand, based upon familiar labelling, making use of the A-G label for appliances and cars that we have all become used to. The EPC however will also indicate projected improvements in addition to the current band and rating of the house, including details and the impact of each energy efficient option.
Energy Performance Certificates have two ratings:
|
Home Energy Efficiency -
|
|
|
|
Environmental Impact Rating
–
a measure of a home's impact on the environment. The higher the level the less impact it has. |
A qualified RdSAP assessor will visit your home and look at various elements such as general house details, property dimensions, wall dimensions, wall construction, roof construction, windows, heating systems, mechanical ventilation and extensions to your property. This data is fed into a computer program, which automatically calculates the ratings and produces an Energy Performance Certificate grading your home as it stands. It will also provide you with recommendations on improving your ratings, if applicable.
The grade is determined by the number of points your house scores.
